Methodology
Qiyas summarises real property sale transactions recorded by the Dubai Land Department (DLD). We do not list or sell property — we only show what units have actually sold for, so you can judge market price yourself.
Where the data comes from
A daily export of DLD sale transactions is loaded into our database. Each record includes the area, property type, size, room count and sale value. Records with missing or zero values are excluded.
How figures are computed
For every combination of property type, size and area we compute the transaction count, average and median sale price, and price per square foot (sale value ÷ floor area). We highlight the median because a few luxury or bulk sales can distort the average. Price-per-sqft percentiles show the spread within a slice.
Limitations
Figures reflect registered transactions for the loaded period and can include both off-plan and ready sales depending on the export. They are indicative, not a valuation.
